Steven Ozahowski

Steven Ozahowski is the principal of Steven Ozahowski Appraisals, LLC, and is active as an Appraiser and Review Appraiser covering eastern Massachusetts, primarily in Essex County. For over three decades, Mr. Ozahowski has appraised many of the most expensive single family residences in the Boston metropolitan area, specializing in oceanfront and estate properties on the North Shore of Boston, valued from $1,000,000 to $25,000,000+. He regularly completes appraisals for property tax abatements as well as narrative appraisals of commercial, mixed-use, and multi-family real estate. His clients include mortgage companies, banks, attorneys, developers, trust managers, and municipalities.

Mr. Ozahowski has been qualified as an expert witness for residential real estate in both the Essex and Middlesex County Probate Courts, and in civil actions in the Essex County Superior Court relative to properties valued from $250,000 to $8,000,000+. Mr. Ozahowski has also successfully appeared before the Massachusetts Appellate Tax Board representing both municipalities and homeowners. Appraisal services have been provided to the numerous law offices.

Prior to forming Steven Ozahowski Appraisals, LLC in 2022, he was a principal of Robert D. Murphy Associates, Inc., a full service real estate appraisal and consulting company, formed in 1989 and located in Beverly, Massachusetts. Mr. Ozahowski was a staff appraiser at Property Financial Appraisal Services, Gloucester MA., from 1987 to 1989. Before entering the appraisal profession, he was the property manager and directed the extensive renovation of two facilities in Beverly, and was a tenured teacher in the Beverly Public Schools from 1974 to 1980.

In 1997, Mr. Ozahowski received the SRA designation from the Appraisal Institute, Chicago IL. On behalf of the Greater Boston Chapter of the Appraisal Institute he has served as a Director of the Greater Boston Chapter, Chair of the Associates Guidance Committee, on a Residential Review Committee, and as an officer on the Nomination Committee. Mr Ozahowski is also a frequent attendee at workshops sponsored by the Essex County Chapter of the Massachusetts Association of Assessing Officers, and has taken several of the courses required for the MAA designation.

Mr. Ozahowski graduated Magna Cum Laude with a B.S. in Business Education from Salem State College. He is a Certified Residential Real Estate Appraiser in Massachusetts (#304). He has been approved to appraise for the U.S. Department of Veteran Affairs (VA loans) and the U.S. Department of Housing and Urban Development (FHA loans).

Mr. Ozahowski is currently Chairman of the Hamilton MA Board of Assessors, Chairman of the Hamilton-Wenham Recreation Board, and was previously the Principal Assessor for the Town of Wenham and the immediate past President of the Hamilton-Wenham Youth Soccer Association.
